So, the rental goes on at a fairer price - or a price the economy can sustain. Oops there's that 6% figure cropping up again rather than 3%.
Reversion to the mean is a bitch. make sure you are on the right side of it.
I could be competitive on Alone so I don't worry about such stuff.
