There very few smart ones mostly dumb

At least 70% of small business is badly run by incompetent operators so on average most go broke within five years
Many commercial purchases are also poor investments and bought at a premium
The government is not interested in you regardless of which group you are in

OK this is generalization but true in most cases of hardship, but naturally there is the domino effect where a well run business tenant suddenly finds that previous good clients can't pay their accounts and the whole line tumbles down
