If you paid too much that is on you. The rental charged determines if it is sustainable or not in the long term.
History shows that 6% is a sustainable yield for both tenant and landlord.
Sooner or later your property value will revert to the mean value ie 6% yield.
I gave the example of commercial property falling 80%
