IMO, Cheltenham, Alberton, Largs Bay, Albert Park, Woodville, Seaton, Peter Head, NW suburbs, seem to fit your criteria as far as Adelaide goes, all close to the ASC, beach, city etc. Ceduna and Streaky Bay also worth a look for country properties.
