The broker ackowledges the market's perception of REITs as a late cycle play. However, while the broker believes "passive" REITs will continue to lag the economy it suggests "active" REITs are not being afforded the same "look through" to FY11 valuations that other sectors are currently being priced off. This means active REITs remain at an average 14% discount to book value by the broker's calculation, and are thus undervalued.
The broker has lifted Goodman's target from 55c to 70c.
