    I am serious,
    I bought properties that needed some TLC, that were not appealing in their present state, they needed renovations and upgrading.....
    I turned them into very appealing homes....and just for your information, there were no FHB as purchasers...

    I spotted the tree change, sea change attitude coming...
    It comes from actually talking to people about the subject, and what they were planning for the future.

    None of the RE agents were interested at the time. The majority were spending more time in the stockmarket to make their money. They had fallen into the trap of listening to the media trashing the housing market. I found they finally sat up and took notice about 5 years later.

    The buyers were mainly tree changers, straight from the city, where they sold their ordinary family homes, for prices in the stratosphere....they cashed in on average
    $600- $1 million per house, and bought up here for half the price....

    What should I have done, ignored the market, and sold cheaper to give someone else a profit. My houses were in the same market, there is a choice.
    I did the research, spent the time, and renovated to bring
    the heritage and authentic period homes back to their former glory.

    For example, there were many period homes painted in the ugly yellow and green, or red and green colours. This came about because people were lazy, did half hearted research, or listened to incorrect information. The true heritage colours for the double fronted Victorians, were actually creams with mauve and pale blue contrast. This true colour schemes made a huge difference to the overall appeal of the houses. Add in a Victorian style garden to add to the street appeal. The silly modern minimalistic style gardens that many finish off a heritage home with, reduces the street appeal, and short changes the whole exercise of a period home.

    Attention to detail, will usually pay off.
