The agreement is still "subject to conditions" one of which is the old "due dilligence" clause, popular with property investors who want to tie up a property for a while. It is widely recognised in the property busso as an "out" clause.
IF, at the end of "dd" period the "buyer" decides it is not what he wants he can either end the contract or offer a new contract.... obviously at a lesser price.
