I think you could look at the likely timeframe of 3years (including appeal) as a drag on sp, finances, time, etc. Or you could look at it as a 3year window where we are free to do business as usual. Then eventually be vindicated.

The credibility will come back to GGP once they start the fracc. All will not be forgiven but buyers will creep back imo.
