I wouldn't worry about the "good colour, good shape" comment from someone out in the field.
I remember a documentary about Donald Trump, where he used to buy buildings for "20 bucks" For him he meant $20 million but it was just like chicken feed to them.
Unless we know the terms of reference of the field staff we can't really comment on what it is really like.
He/she could have said "Meh, it's only a type II, Boss"
