loan rate advice

Hi Warnie, Passive, Lord E and others

Just wondering with current variable interest rates at about 9.30% even if rates were not to continue to be cut over the next few months (as many predict) What do you guys believe would be a fair current rate to aim for if someone was wanting to refinance and or borrow for investment purposes say over 400k?

Any thoughts or advice would be welcomed....
