    With my portfolio Barry - I have renegotiated my P&I loan and strongly believe rates on way down and will wait till credit crunch is easing - 18 -24 mths - then I will fix - but will keep an open mind nonetheless. Just can't see rates not having to trend down down and down.

    My opinion only tho' and open to contradiction.
