Managerisk, unfortunately, your calculations are incorrect.
Firstly, the position is tiered, and so your margin calculations are incorrect. But for simplicity let's say they are correct.
If you have a $150K loan then the cost per annum is not $30K, it $4,5K at the 3% you speak of.
On a position of 1,000,000 shares, this is less than half of one cent (0,0045) rise and we expect this to go up a few dollars. So again, I must invite you to relook at your understanding of leverage and basic mathematics.
