    ddzx i think i tend to agree that it hinges on whether property market rises. i think we need to see the updated valuations and i expect the cap rates to increase over the short to medium term which. I have mentioned before when cap rate increases property values decline.

    In previous presentation they have some cap rates between 3.5% to 5% so you can expect some of these to rise. It will be interesting to see if new valuations are based on lower expected income or increased cap rates. I still believe they did the right thing reducing debt levels to high 20% range as i think we will be back up into the early 30% range in the medium term which will still sit within their accepted range.
    I'm still on the sideline re SPP
