On market for $649 last Oct. Probably not an unrealistic asking price back then, maybe a tad high. Dropped to $629 after Xmas. Then dropped to $599 in March. Now seriously over-valued. Received an offer of $535 in April. Rejected. Went to auction last week. Couldn't get a bid when offered at $450.
In Qld, it is compulsory for the agent to present ANY offer he receives to the owner.
