    the reason is this- most first home buyer couples these days are both working.
    even if they have average jobs, they can get a home loan for 4% fixed for 3 years.

    that means if they buy a very liveable house and land size lot on the outskirts of Sydney(15 kilometres away) for 800K, that means they are only paying around 30K a year in repayments.

    basically, even the average wage is at least 60K, so after tax for 2 wage earners on so called struggle street, it means they get 90k cash in hand into the household budget and only pay 30K plus rates, insurance and maintenance for their nest egg-their home.


    that leaves this couple about 50K a year.

    basically it means this- as long as interest rates stay on hold ,which is obvious from the 3 year fixed rates on offer being lower than variable rates, and the unemployment rate remains at status quo, the property prices in metro areas have a buffer zone of at least 20% appreciation.

    ps-even Blind Freddie knows this, so the easiest way to make dough and not have to be a landlord is to buy bank shares.

    am i right or am i just righteous?
