Obe no issue with a guesstimate at a price per tonne for extraction, but your calcs are based on open cut.
LTR have stated that updates to the PFS going towards the DFS will include open cut mining that could transition to UG mining. I don't believe they would also have 5 NDA's if the prospective partner or buyer thought it uneconomical.
Therefore I don't believe the initial calcs you have used are an accurate representation for LTR
