Answer is location and existing rail. Rail costs millions of dollars and this needs to be paid for by someone and the Gov is not going to build a rail from LV to port for a few miners.
Just like Location to rail in the Pilbara for companies like AGO is KEY, Rail access is important for companies like Exergen/MNM.
If you want to start/build a Bunnings and have a limited amount of cash? Do you build on an existing street in a town or do you buy a piece of land which is $100 000 cheaper in a nearby forest but spend $700 000 building a ROAD to that piece of land?
