macro is retirement homes

I am always looking for companies with a good macro exposure. Aging baby-boomers should be good for retirement homes. FKP has other assets but ritement homes are main game. SP has drifted for many moons and I've been wondering why. At 65c is 43% BELOW NTA. The major shareholder is huge REIT SGT. They are massive in retirement homes and managing them for lucretive fees. My home is that SGP will do a TO. FKP gearing is manageable at 28%. I entered stk for 1st time today at just below 64c, but without a huge amount of conviction. med risk/highish reward is my take on things. dyor.
