That's interesting about the plate height condition for title. We don't have that particular condition in Victoria .

That's one of those little details that can catch out the speculative investor.

I do agree with your idea of the tax incentives to help ( and encourage ) mum and dad investors to get involved . Just about all the investors that I can think of do it for the long term i.e. for retirement purposes rather than short term speculation . So I think , good on them for investing for their retirement . The more people can support themselves in retirement , the better it is for everyone . When you consider the tax incentives for superannuation , why not for long term property investment ?

I haven't heard of anyone complaining about smsfs buying investment properties ... yet . Reduced tax ( 15% ) on the way in plus negative gearing !
