Yeah I've been slowly reducing my average- after buying my first parcel at 2.50, and more thereafter at much higher prices, can't believe I'm now back there. TZ's prospects have improved so much since those early days... the markets prospects have gone in another direction altogether.

I have all the time in the world too- but really worried about TZ's cash burn over the next 12-18 months in a difficult environment. If they can get enough deals to get neutral cash burn over the next 6-9 months, we're all going to do really well once the market picks up again and things stabilise. If we see cash fall from $20m to $10m, then I'll be very nervous.
