Residential property is not a buy because the fundamentals have been replaced with fanaticism .... at least buying slums you pay less and it would follow will lose less when it all unwinds. Returns are horrific, entry prices extraordinary, and the outlook is bleak.
Agricultural land, with good soils, abundant water, and accessibility to markets will outperform as we move more towards a world that is struggling to feed itself.
