One RE agent stated checked with vendors, other one's politely told me to FO.
No counteroffers, however agent's invitation to re-offer at much higher. No mas.
RE Agents still trying to hold onto position of strength, as that is their only instinct. This strength of resolve will also weaken when every offer is at least 10% under listing price. Without knowledge and facts, I would state just about all offers now are 10% under asking prices.
I also think new listings are listed higher to counteract this, just like Harvey Norman, they automatically place prices 10% higher, then drop then as negotiating technique (getting a good deal).
My advice, keep renting. Prices will go down, falls you can actually see still have'nt occured, wait until middle of next year (winter 2012) you will start seeing some better value.
