I agree with all of you - the current carnage occurring across the WA market is beautiful to watch. There's nothing sweeter than the delightful smell of unsophisticated, once-cocky wanna-bees coming to the sickening realisation that their investment strategy is a total failure. Many of these people are learning the hard way.
The method of low-balling Real Estate agents is a very valid method and a fantastic way that everyone can contribute/encourage the downward spiral of house prices across Perth.
The more low-ball offers, the more damage this will do to the morale of the seller and agent alike. Over and over again, this will grate at their emotions and wear down their resolve over time. Everyone can participate in this blissful practice, and many people I know are actively doing so in order to achieve a bargain (no deal unless 25% less than asking price is a must) - and they're enjoying every minute of it, even if the offer isn't accepted. Just seeing the disgusted reaction of the Real Estate agent and seller is priceless enough.
Together, everyone is crushing the spirit of over-confident Real Estate agents, and cocky sellers hoping to achieve 2006 prices for their beloved piece of rubbish.
