i think the numbers /stats speak for themselves

- average house price 9.5 times average income (long term average is around 6)

- record consumer debt levels, at a time around record low rates. few people really understand the see saw effect of high amounts of leverage

- last year there were no less than 23 TV shows on real estate related stuff

also there are few decent stats available on how much mortage refinancing has been going on. this is a can of worms!
