Becareful of apartments, they can be replicated.
Land is what you cannot make more of. If it has a footprint it will do better than if it doesn't. Obviously it depends where the footrpint is.
Not far from Docklands, have a look at Footscray and Seddon. Very close to the city, the Maribyrnong and still quite affordable.
Currently the vietnamese control it as do the druggies etc. Just like St.Kilda 25 years ago it is on the nose. When it is cleaned up and gentrified it will be one of the more expensive suburbs in Melbourne.
