True john but I think they're worth what people can pay for them and when rates rise further surely that amount will be exceeded? I've had a bet each way, I own some debt free however I am hesitant to borrow into more at these prices.
If they go up and then just stay flat, not crash those that didn't get any before now are going to hurt.
