    Thanks for pointing that out. I think you are right but an agreement with lots of conditions is not not necessarily an agreement.

    And Nursery is spot on re the non condition of the $400m sale. It does not have to happen. Its a small bonus if it does.

    At 50/50 am I a down or upramper?
    Probably up seeing as I hold the buggers. Wish I didnt (thats downramping now?)
