if it eventuates I'll treat it as a bonus but wont put money on that, sell assets, cut costs and reduce dept then have add ons mergers etc, its better to lease properties with options attached to them. also I believe property values won't be rising anytime soon and SWM can allways purchase somewhere alot cheaper and get the growth from that.
