Ahhhh Miles,

Let's start with definitions so don't run around like headless chooks OK?

What is "shares" ?
What is "property" ?
How do we define which has performed better?

I'll start OK?

Shares - Does this mean All Ords? If that's the case are we talking about an Index Fund? If "shares" does not mean the All Ords what does it mean? My good friend who has never and will never invest in property (philosophical problem) defines "shares" as bank shares and then only the big boys.

Property - Does this mean city-wide medians? If so then this is pretty meaningless, you will only by discrete units of property, a house or a flat, you won't buy a city. If you are talking about listed trusts etc then you are just talking about another share investment, I am talking about directly owned residential property.

Performed Better - Is this a percentage growth? Is it a ROI calculation? Is it gross asset wealth when the dust settles?

We need to define these things if we are to argue about them.
