the cook, you gotta love it, the people that cop it the hardest are generally in property, if it's not the 1st home owners grant when the government is trying to to keep prices up, it's the agents, unfortunately, neither are really open to litigation unless you do it at your own expense, by that stage there is not a lot to play with unfortunately
