Think it is usually one of the 2 , but not always rational. Once sold my ppor for 10% more than I asked for it and there is no telling what people will pay who are showing some irrational exuberance.
I had a total grasp of the values and even some friends played down my good fortune but I did not really care.It happens. The purchasers are now well into positive territory as that sale set the benchmark for sales in that area.
