hi, with regards to min land size for st. albans, the brimbank council doesn't work on sq mt they told me they look at each request individually. i rang them as my investment in st. albans is 783sq mt and i was told by somesone that you only need 250 sm to subdivide but the council doesn't look at sq mt but the overall plan.
call them and ask.
as for what area, if you are looking at st. albans, try to keep on the main road east side and close to frida st shops, its the better area of st. albans. we were lucky there because we bought a house with a self contained bungalow at the back and therefore collect 2 rents from the one property. the only problem we have with st.
