    Yes , Im still here , and for what its worth I certainly agree that such speculation does not help anyone ..particularly the end user .

    The real difficulty is the planning process , and lets be honest a planning permit ( solving the problem ) is worth plenty ! There are also the " spend " issues associated with the permit , not to mention time . Developers may be working on multiple projects at once , therfore on many occassions from a funding point of view they are forced to on sell .

    Its difficult ...But what is the Solution ? Due process is extremely important and naturally there is an associated cost ...But solving the problem , via a permit is worth money .

    I recall a Bayside project in Melbourne ...sold off the plan with a sunset clause where the unconstructed price appreciated so quickly It was certainly not in the original developers interest to go ahead ..It didnt mean and extra level but it certainly meant a different selling price .

    Exactly the same issue arises with permitted land , the planning permit adds value .

    Agree its not the best outcome , but there are no Black/White answers either . Its a free market , and the market dictates the price .
