this is a good analysis. similar in some respects to my own calculations. although at 7.4% it is still only comprable yield to other fund managers that is growing much faster. i would say if yield is 10% under your scenario assumption, the stock price would be $12 and then i think it starts get interesting. until then, i still think over valued with more bad news to come.
