My guess as a small time builder/investor - I have never costed a project at say 1 dollar and asked to borrow 1 dollar
I have always allowed myself what I call wriggle room.
I planned for all contingencies - then doubled it
and then I liked to have a backup plan
If you think asking your lender for extra money when you don't need it is difficult - try asking them for extra money when you do need it
