    I believe that your point "have good contacts , have friends in real estate will be well positioned to do well out of any property malaise" is where the answer is.

    Unfortunately most people buy and sell property with the same amount of thought and investigation as if they were buying a pkt of tea.

    I have said before that this forum tries to accommodate too many different groups of people from first home buyers to hardened professional investors and there is not a "one size suits all situation".

    There are a small number of desperate people who have to sell in this market, the trick is finding them and if you are not too highly geared you will make money, just buy and sit back.

    For some people it is the wrong time to buy for others there is a dollar to be made. Just don't set your thinking process in concrete
