definitely underrated - change in offices (even if "forced" due to renovations) just the beginning.

pretty stunning looking offices.

by all accounts with SP expectations from brokers recently SP definitely under-rated. Can't help to agree with the poster that said that it appeared that in one of the broker reports they weren't confident that the offtake will be ANN'ed by end Sept. but that didn't prevent them from issuing their guidance as to SP.

Obviously lot of work still being undertaken behind the scenes and IMO three scenarios:

1) given AGM not too far away - release an ANN day prior to it for that feel good feeling at the AGM;
2) await for AGM and maybe ANN it on the day; or
3) the one I don't like - nothing to ANN yet)
