Seems that at the monthly scale, larger average transactions tend to help the price, and smaller average ones tend to be in months where the price declines. There are exceptions though. It'd be interesting to grab the daily or weekly figures for two years and run them.
I had to type them in from the screenshot, so there's no way I'll do that unless I get the actual data.
