say you wanted to buy a really nice house that was for sale in your Street.

Just as you are about to sign the contract,someone tells you that the person selling the house in in severe financial stress and the bank is about to foreclose.
They say that if you wait a week or two you will probably be able to buy the house from the bank for $400k.
What would you do?
