    My points have nothing to do with share price valuation. I do not hold so am waiting for a lower price before considering a stake.

    I hold google and facebook either way.

    I disagree that the thesis is broken. When selling your biggest asset you would be unwise not to list on the platform with the most 'local' buyers. All the numbers show this is rea and they are gaining traction against domain whilst still raising prices. Free generic sites do not provide this local exclusivity imo. They do have community based network effects but do not currently have local property specific advertising platforms that draw in the most buyers.

    Agents have been selling off market for eternity. Because you just found an agent who sold off market is no surprise.

    I just spoke to all the buyers I know who bought property recently and all bought off advertisement through rea site. Bar 1 who is a seasoned investor who bought a deceased estate off market. Both our sample sizes are irrelevant and merely anacdotal. I was just curious how my res reasearch outcomes were offsetting yours so prove nothing either way. I am more inclined to use the rea annual reports to test my theories.

    You should buy domain and mgrath shares. Both will do well under your theories.
