Confirms my theory even more.
After brokers buying at placement prices, they usually buy higher to initiate the volume and suck retail into buying which is what you are seeing here. Can only explain the constant selling at 5c, and why this isn't 5c and more already. Don't get me wrong, I like EXR. But will only buy once these crooks completely sell out and will buy when its a red day.
