If Morningstar Quantitative research is NOT research as you say, why does it appear under CommSec research section? It must form some sort of research !

Quantitative methods emphasize objective measurements and the statistical, mathematical, or numerical analysis of data collected. So the figures Morningstar analysis as part of this research would come up with a "Fair Value" per share figure as they have given.

Just because analysts have their own ideas of what the stock is worth does not mean thats what its Fair Value is. !!
