They should limit negative gearing on property. Last time the government did it all wrong.
For existing residences, negative gearing should be limited. So that for each person besides their principal place of residence they can only have one negatively geared place (similar to only having one prinicipal place of residence for the CGT exemption). Negatively gearing into an existing residence does nothing to increase the total number of dwelling available for rent.
For newly constructed residences, no restrictions. That way investors will be encouraged to invest and increase the total number of dwelling available for rent.
