    - No overseas exposure
    - 85% recurring revenue with majority government and A grade tenatns
    - Confirmed guidance of 10cps (27% yield)
    - Announced an on-market buyback and cancelling of DRP (management clearly understand good capital management)
    - Pretty much the only ASX listed property trust making value accretive acquisitions in the current environment.

    What the hell am I missing? The market is handing up an awesome opportunity!
