    warnie my main interest here is prices from now going forward... both ppor and ip's being a good asset class to park money

    ppor i think yes in the next 18 months but ip's it's still to early to know. we're still in the early stages here of the credit and debt recession/depression, lower profits, higher rates, higer cpi and higher unemployment. the 90's is a perfect example of house prices going no where for years (fine if property makes up x % of a well diverisfied portfolio with no debt). being liquid and having no debt (or as little as possible) is the correct strategy at the moment imo.
