    "What I don't understand is why can't you be bearish on property, and still own property?"

    dogma, of course you can be bearish on property and still own property. I will be bearish in 2012 and will probably not buy anything for a few years.

    BUT! Have you read the posts of the loudest and proudest bears? You will find that the majority fall into these categories:

    (a) They are renters and own no property
    (b) They owned property but sold in the early 2000's because "it was a bubble" and have been saying for the past 5-6 years that property is about to crash
    (c) They own or a paying off a house but are adamant that shares will always beat property.

    Does their situation form their opinion or does their opinion form their situation? Who gives a flying?

    The fact is that I believe we have a quiet 6 months ahead and then early 2009 it will start to rumble and later in 2009 it will explode. I am buying in anticipation.

    Also I love a good stoush every now and then.
