Real doctors have no problem prescribing/treating in hospitals.

Remember not too long ago when you were harping on that Rex-L would be best given as a systemic IV infusion because of the increased difficulty in performing an IM injection directly into the myocardium (to translate for non-doctors like yourself that means an Intra Muscular injection into the heart muscle)? This reasoning you gave among others was a dead giveaway that you don't understand stem cells or medicine even close to the level of a real doctor in this space. I am certain that Perin and any other cardiologist would agree. Wasn't it obvious to you that a trained cardiologist would not find such an injection into the myocardium as difficult that you implied? The IM injection procedure was performed very well in the DREAM trial, wasn't it? What's more, did it not also occur to you that an IM injection into the myocardium would favourably bypass the lungs and most importantly increase the exposure time directly where the cells are actually needed?
And on this forum you continue to lecture holders of their 'incorrect' thinking (some maybe justified but also there are also times when you have the 'incorrect' thinking IMHO). Maybe it is you that should take a close look in the mirror. You are certainly not the most informed person on this forum. Not even close. Period.
Did you not consider that the holders may instead be pleasantly surprised (as opposed to your view in bold above). You do realise that MACE (Major Adverse Cardiac Events) is an accepted outcome. You do know that the FDA asked Mesoblast for further information. You do know that the trial for CLBP is only 12 months and will start the second half of this year. You do know that there is a very good chance we will get a major partner in the next 12 months for either CHF, CLBP, Crohns or even COVID (when the potency assays and ticked off).
Obviously there is a motive when one only focuses their discussion on the 'unpleasant surprises' without taking at least a quarter of the time to discuss the 'potential' as well. This is what us (not you) as holders have hopefully done - done a thorough risk/reward analysis, and why the vast majority are happy to hold (and accumulate) at these prices.
