Hi Ocker,

Harvey Norman collect rent from their stores but this is likely to change if they sell off theor property or list them in some sort of property trust.

Not sure what the franchise arrangements are for their stores but it's likely to be a long term fixed arrangement. HVN also own some stores outright (i.e. not franchised) but I think the majority are franchised owned.

Product mix can be changed by the store but the products are chosen by HVN management e.g. they cannot sell different brands in some cases as HVN might have a deal with one manufacturer which could achieve discounts for bulk purchase.

I'll try to find out more detail from HVN regarding these details.
