sub-regional / neighbourhood retail & A-grade office
A-grade industrial and B grade office
B-grade industrial
General idea is that regional shopping centres have ~100% occupancy (in Australia). Sub-regional also defensive but less planning restrictions and more subject to local competition. Office can be subject to oversupply and more risk of vacancy from employment. Industrial least defensive typically quite generic - main criteria is access to infastructure and more vacant land. Also linked to ind production which can fluctuate.
need to consider other factors as well (eg strength of the economy, lease term and quality of the lessee).
