    I think what you might be saying is buy HVN?
    Excellent post and it is a fact (freeholds and working capital) I did not give enough thought to before buying into and averaging down in MYR, for now the best we can do is put forward a good retail offer and provide service, no dividends or debt, re-invest every dollar in the business for at least 18-24 months.
    Once a few more of our dud stores are out of the way the rest of the lease book is an asset rather than a large liability as some suggest.
    When dividends do resume it should be a payout ratio of under 50% for several years, excess capital should go to property or buybacks and only AFTER working capital is assured.
